These terms govern your use of jockbuyshouses.com and the messaging program run from it. By using the site or sending an inquiry, you agree to them. If you do not agree, please do not use the site.

1. Who runs this site

jockbuyshouses.com is operated by Jock Buys Houses, a buyer of real property for its own account in Birmingham and the surrounding parts of Jefferson County, Alabama.

2. No agency and no representation

I am not a licensed real estate agent or broker. I do not list property, I do not market property on your behalf, and I do not represent you in a transaction. I buy for my own account, which means my interest is my own and not yours. You are free to have your own agent, attorney or adviser review anything before you sign it, and you are encouraged to.

3. Nothing here is an offer

Nothing on this website is an offer to buy any specific property. Prices, timelines and terms mentioned anywhere on the site are general descriptions of how a purchase can work, not commitments. Any actual offer is made separately, in writing, for a specific property, after research, and is subject to its own terms including title, verification of ownership and closing conditions. Submitting the form does not create a contract and does not obligate either of us to anything.

4. No legal, tax or financial advice

Information on this site is general and provided for convenience. It is not legal, tax, accounting, appraisal or financial advice, and it is not a substitute for advice from a professional who knows your situation. Selling houses has legal and tax consequences that depend on facts specific to you. Consult your own advisers.

These terms are governed by the laws of the State of Alabama, without regard to its conflict of laws rules. Any dispute arising from the site or these terms belongs in the state or federal courts located in Jefferson County, Alabama, and both sides consent to that venue.

12. Changes

These terms may change. The current version is always the one posted here, with the effective date at the top. Continuing to use the site after a change means you accept the updated terms.
