Privacy Policy

Effective August 4, 2026.

This policy explains what Jock Buys Houses collects, why it is collected, who sees it and how you get out. It covers this website and the text messaging program.

1. Who I am

Jock Buys Houses buys real property for its own account in Birmingham and the surrounding parts of Jefferson County, Alabama. In this policy, "I", "me" and "my" mean Jock Buys Houses. "You" means anyone who visits this website, submits the offer form or exchanges messages with me.

I am not a licensed real estate agent or broker. I do not list property and I do not represent sellers.

2. What I collect

Information you give me

When you fill in the offer form, reply to one of my messages or call me, I collect what you choose to send. That normally includes:

• Your name
• Your phone number
• Your email address, if you provide one
• The property address or parcel number you are asking about
• Anything you tell me about the property, its condition or your timeline
• Whether you gave consent to be texted, and the date and time you gave it

Information collected automatically

The web host records standard technical data when a page loads, such as IP address, browser type, referring page and time of request. This keeps the site running and secure. There are no advertising trackers or third party marketing pixels on this site.

This site uses Vercel Web Analytics to see which pages people actually read. It is privacy friendly by design: it sets no cookies, it does not follow you to other websites, and it does not build a profile of you. What it records is the page viewed, the page that referred you, and coarse technical details such as country, browser, operating system and whether you are on a phone or a desktop.

To count a visit without identifying you, it derives a temporary hash from the incoming request rather than storing your IP address as an identifier. That hash is rotated regularly and cannot be used to recognise you on a later visit or on any other site. Analytics cannot tell me who you are, and I do not try to connect it to the inquiry you send me or to your phone number.

This data is never used for advertising, it is never sold, and it is not shared with anyone for their own marketing.

Message records

I keep a record of text messages and emails between us, including their content and timestamps, along with your opt-in and any opt-out request.

3. Where property information comes from

If I contacted you before you ever contacted me, this section is the one you are looking for.

Property ownership, sale history, assessed values and lot details are matters of public record, published by county offices such as the county assessor, the tax collector and the probate office. I may review that public record data when researching a property. I do not buy contact lists, and I do not obtain phone numbers for text messaging from any third party. Numbers used for text messaging come only from the person themselves, through the form on this site or by texting me first.

I did not obtain your information from a social media account, a mobile app, or a purchased consumer list built from your online activity. If you want to be removed from my outreach, see Your choices and rights below.

4. How I use information

I use what I collect to:

• Respond to your inquiry and answer your questions
• Research the houses and work out what I am able to pay for it
• Communicate with you by text, phone or email about that property
• Prepare, negotiate and close a purchase if you decide to move forward
• Keep records of consent, opt-outs and removal requests so they get honored
• Maintain the security of my systems and meet legal and regulatory obligations

I do not use your information to build advertising profiles, and I do not sell it.

5. Text messaging and your consent

I do not sell, rent, trade or otherwise share your SMS opt-in information or your phone number with third parties for their own marketing purposes. Consent to receive text messages from Jock Buys Houses is never shared with anyone else for marketing, and it is not part of any information disclosed to service providers for other reasons.

What you are agreeing to

SMS consent is collected only where you give it explicitly. That means you check the unchecked consent box on the offer form on this site, or you text me first at the published number. In either case you agree to receive text messages from Jock Buys Houses at that number, including messages sent using automated technology. Consent is not a condition of any purchase or sale.

Wherever you opt in, the exact wording you agreed to is recorded, along with the date and time, the page you were on and the network address the request came from, so both sides have a record of what was agreed.

Frequency and cost

Message frequency varies and depends on the conversation. Message and data rates may apply, according to your plan with your mobile carrier. I do not charge you for messages.

Stopping messages

Reply STOP to any message and texts to that number stop. You can also call or text (205) 395-4500 and ask to be removed. Reply HELP for help.

Carriers

Mobile carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed and depends on your carrier and your device.

6. Who I share information with

• Service providers. The companies that operate this website, the customer relationship system, and the phone and messaging service, acting on my instructions and only to provide those services.
• Transaction parties. If you decide to sell, the people needed to close, which may include a title company, a closing attorney, an escrow agent, a surveyor or a lender.
• Professional advisers. Attorneys and accountants, where relevant.
• Legal and safety. Where required by law, subpoena or court order, or to establish or defend legal claims.
• Business transfer. If the business or its assets are acquired or reorganized, information may transfer as part of that transaction, subject to this policy.

I do not sell your personal information, and I do not share it with third parties for their own marketing.

7. How long I keep it

Inquiry and correspondence records are kept for as long as we are working together and afterwards for as long as they are needed for records, to resolve disputes and to meet legal, tax and accounting obligations. Records relating to a completed purchase are kept longer, because property transactions have long tails.

Opt-out and removal records are kept indefinitely, because that is how I make sure you do not get contacted again by mistake.

8. Your choices and rights

• Stop texts. Reply STOP to any message.
• Be removed entirely. Call or text (205) 395-4500 with the phone number or property address and ask to be removed. It gets suppressed across all outreach.
• Access or correct. Ask what is held about you and you will be told, and anything wrong gets corrected.
• Delete. Ask for what is held to be deleted. It will be, other than records required to be kept or needed for the reasons in section 7, including your suppression record.

Call or text (205) 395-4500 for any of these. Responses aim to be within 30 days. Depending on where you live you may have additional statutory rights, and those are honored where they apply.

9. Security

Reasonable administrative and technical measures protect the information held, including access controls and encrypted connections to this website. No method of transmission or storage is completely secure, and absolute security cannot be guaranteed. Please do not send sensitive identifiers such as a Social Security number or bank account details through the form or by text. If a transaction requires that information, it is handled through the closing agent.

10. Children

This site and the messaging program are for adults. They are not directed at anyone under 18 and information is not knowingly collected from anyone under 18. If you believe a minor has provided information, get in touch and it will be deleted.

11. Changes to this policy

If this policy changes, the new version gets posted here with an updated effective date. If a change is significant and affects how information you already gave is used, a reasonable effort will be made to tell you directly.
